CHD Developers to build retirement homes & villas
CHD Developers Ltd., one of India’s leading real estate developer engaged in development of prime residential and commercial properties has announced its plans to build four exclusive townships across north India named Active Senior Lifestyle Township comprising flats and villas targeted towards senior citizens, with an investment outlay of Rs. 1700 Crore. The uniqueness of these projects would be that they will comprise only ground floor villas and only those above 60 years of age would be allowed to own a property here.
CHD Developers plans to develop 7,000 such homes and villas in these projects planned for the cities of Karnal (Haryana), Rishikesh (Uttarakhand), Mathura (Uttar Pradesh) and Neemrana (Rajasthan) over a total land area of 350 acres at an approximate cost of Rs. 5 Crore per acre.
Mr. RK Mittal, Chairman and Managing Director, CHD Developers said, “The real life of a person starts at 55 when they are relieved of all worldly duties and can look forward to a soothing and relaxed life. The villas are aimed to provide stress free and stimulating life for elderly people who want their lives to be as comfortable as it was in their prime but minus the worries. Our retirement villas will feature the best of amenities and facilities that senior citizens may need.”
The first of these townships is slated to come up in Karnal spread over an area of 100 acres, where the company intends to build 2,000 villas. The company has already acquired the land and will start the construction by Deepawali next month. The project is expected to be complete by 2011 and the estimated cost for the Karnal township is Rs.500 Crore. The project in Rishikesh will be the largest with 150 acres of land. The project at Neemrana and Mathura will be spread across 50-60 acres each.
“The planned township in Rishikesh will be the largest of the four projects with 3,000 residential units. Neemrana and Mathura will have 1,000 villas each,” added Mr. Mittal.
CHD Developers would offer villas in one, two and three bedroom villas/apartments under these projects, which will be designed by an Australian architect company and the price of these villas/apartments will be between Rs. 27 Lakhs to Rs.76 Lakhs each depending upon the floor area and actual location.
These retirement villas will offer safe and secure environment with the best amenities for elderly people and will also have medical facilities for emergencies, support and services for daily home care, yoga workshops, indoor and outdoor recreation facilities, health club. The villas will have “panic buttons” installed to enable the elderly to call for emergency services in case of need. Also the bathrooms in these villas will feature anti-skid flooring to ensure that no one slips in the bathrooms, one of the major reasons for accidents in the case of elderly people.
CHD Developers also plans to have resident doctor and a dedicated paramedical team, an ambulance and trained nurses and helpers placed at all the locations of the retirement homes and villas.
“We will ensure that the elderly people living there feel safe and secure and have access to prompt and professional medical care in times of any emergencies,” added Mr. Mittal.
